Singapore’s Housing and Development Board’s Plan for Eco-Friendly Housing
Singapore’s Housing and Development Board (HDB) has been on a mission to create and provide eco-friendly housing for the country’s residents as part of its development ambitions.
Board has been developing housing projects that are not only designed to be eco-friendly but also have smart features in mind so that Singapore homeowners can access sustainable and smart living. HDB highlights various points of focus through which it will execute its eco-friendly housing plans.
HDB is leading the green movement by encouraging Singapore residents to adopt environmental conservation measures that include lifestyle changes. It highlights water conservation, clean commuting, reusing, and recycling as some of the lifestyle changes that people should try to adopt. It classified these measures under the term “greening”, which refers to measures aimed at reducing noise pollution, preventing soil erosion, and reducing carbon dioxide emission.
HDB has rolled out its plans and strategies to develop eco-friendly homes in line with its push towards sustainable development. HDB Greenprint kicked off in Yuhua estate located in Jurong where HDB developed a ‘green neighborhood’ consisting of 38 flats. HDB launched the Yuhua project with waste management, water management, and energy efficiency in mind. The project was launched in 2012 and completed in 2015. The HDB Greenprint project also has about 40 other flats in Teck Ghee estate.
This is a project that the government spearheaded through the HDB to speed up the adoption of photovoltaic systems in the country. The aim of the SolarNova project is to encourage the adoption of renewable energy, especially by government agencies in pursuit of better economies of scale. The project also seeks to spur growth in Singapore’s solar panel production sector.
HDB has also focused heavily on innovation in its pursuits. For example, it has been working towards the provision of better products and solutions that are aimed at making life easier for residents. Some of the innovative solutions include green technologies to support the urban landscape and increased productivity in construction.
The Smart HDB Town framework
HDB has also focused heavily on the adoption of smart technologies across its management, planning, and development stages as part of its smart HDB town framework. The latter was rolled out in 2014 as a project through which HDB aimed to offer a safe, sustainable, and efficient living environment for residents.
HDB launched 6,753 flats available for purchase in May
About two months ago, HDB announced the launch of 6,753 flats that are part of its eco-friendly development strategy. The announced flats for sale feature 3,458 units that are built-to-order (BTO) and 3,268 units categorized as sale-of-balance (SBF) flats.
There will be four projects that are of BTO status. Two of them will be located in Tengah while the third one will be located in Kallang Whampoa while the fourth will located in Woodlands. The projects at Kallang Whampoa and Kempas will feature two-bedroomed, three-bedroomed, and four-bedroomed apartments. HDB revealed that the project will feature four residential blocks of 29 to 37 storeys in height.
There will be about 538 flat units consisting of 2-room Flexi, 3-room, and 4-room. The 2-room flexi will mainly target seniors above 55 years old, and they will also have short leases that range from 15 to 45 years with five-year increments. The BTO project is available near Kempas Road, Boon Keng Road, Lavender Street, and Serangoon road.
Another batch of 987 BTO units featuring the 2-room Flexi, 3, 4, and 5-room flats will be located at Tengaha and have been named Garden Vale @Tengah. There will be eight residential blocks at Garden Vale with an interesting design that looks like valleys in garden spaces. Speaking of, the development also features green markers, themed playgrounds, and a farmway with a garden theme.
HBD also has about 1,193 units at Plantation Acres with flat types ranging from 2-room Flexi, 3, 4, to 5room. HDB claims that the development got that name courtesy of the green spaces that are found within it. Its plantation farmway will also have shops, as well as opportunities to have produced from the farms to the table, which is great for those that prefer organic produce.
Plantation Acres is located at the Plantation District while Garden Vale @ Tengah’s location is in Garden District. Both developments are nestled in a fast-developing area. The development at Woodlands is known as Champion’s Green. It has 722 flat units that range from 2-room Flexi, 3, 4, and five rooms. According to HDB, the name Champion’s Green suits the development because it features green spaces that promote active and healthy lifestyles.
Champion’s Green is also ideal for families with school-age children because it is located near various schools. They include Christ Church Secondary School, Innova Primary School, Singapore Sports Scool, Woodgrove Primary School, and Si Ling Primary School. This makes the neighborhood quite attractive to many people, and it is also more appealing compared to other properties out there because HDB offers subsidized pricing.
It is also easier to secure a home through HDB in Singapore, especially for first-time homeowners because they can secure as much as S$80,000 in grants. This includes the Special CPF Housing Grant (SHG) and the CPF Housing Grant (AHG).
HDB wants to shorten BTO ballot time
HDB has also been working on lowering the ballot time duration from six weeks to three weeks, a process that kicked off in May. The process also kicked off together with the Step-UP CPF Housing Grant, which mainly targets second-timer families that have been renting out public. The grant will be available to them if they wish to purchase 2-room flexi or 3-room apartments.
The grant which was previously only accessible to those that apply for a 3-room flat will give out S$15,000 to applicants. This particular grant is for those looking for flats in non-mature estates.
