Singapore’s Most Expensive Luxury Condominiums

Singapore has some of the most luxurious condominiums in Asia, drawing the interest of some of the richest individuals in the world. For years the high-end real estate segment in Singapore has always attracted popularity from high net worth international buyers seeking to own a piece in some of Singapore’s prestigious regions such as Orchard Road. The luxury condo segment is on the road to recovery, and big projects have been completed in areas such as Leedon Residence and Gramercy Park. Here is a guide to some of the luxurious and expensive condos in Singapore.
Sculptura at Ardmore
Sculptura Ardmore is located in Ardmore Park area in district 10, and it is among the most luxurious condos in the country and was developed by popular property developer SC Global. SC Global is a renowned high-end property developer, and it is known for the development of iconic properties across Singapore with Hilltops and The Marq on Paterson topping their list.
The 10,300 sq ft penthouse located in Sculptura Ardmore was sold in 2017 at an estimated price of more than S$60 million to Facebook co-founder Edwardo Saverin who is among the richest men in Singapore. The 36-story building stands out because of its architectural design and internal spaces. The property comprises of four-bedroom units of varying sizes ranging from 4,200 to 10,300 square feet with private pools.
New Futura
New Futura is a luxury condo on freehold property developed by City Developments (CDL), and it is located near Orchard Road at Leone Hill road. It was the most expensive luxury condo to be sold in 2018. The two-story 7,836 square feet super penthouse was sold at around S$36.28 million.
The property is comprised of two towers with 124 units that are mixed from two-bedroom to four-bedroom penthouses. By the beginning of this year, the condo has sold over 90% with few units of two-bedroom, three-bedroom and four-bedroom units still available. New Futura is close to Orchard Road and near the imminent Great World MRT station, and when the MRT will be complete by 2021 it will enhance convenience and connectivity in the region.
TwentyOne Angullia Park
TwentyOne Anguilla Park lies diagonally across ION Orchard and Orchard MRT at the heart of Orchard. It’s China-Sonangol’s (CS Land) top property in Singapore, and it was designed by Singapore’s legendary architect SCDA. It has a modern looking and beautiful façade that comprises of two-bedroom to four-bedroom units with luxurious and quality finishes.
In 2013 when property prices peaked, the 7,718 square feet luxury condo was sold at a record S$42.9 million to a Malaysian Businessman. The businessman also got himself a 2,260 sq ft three-bedroom unit in the development for a cost of around S$11.53 million.
Following the rise of new luxury condos in the region such as Ardmore Three and OUE Twin Peaks, TwentyOne Anguilla Park’s prices have been subdued. Back in 2016, a four-bedroom unit was sold at S$8.3 million or S$2,989 per square foot.
Le Nouvel Ardmore
This super penthouse located at Le Nouvel Ardmore in the Ardmore Park region is the second most expensive luxury condo ever sold in Singapore. The 13, 573 square feet penthouse was sold to Sun TongYu, the co-founder of Alibaba, at S$51 million. In 2018 a 3,907 square foot four-bedroom unit transacted at S$16.8 million, or $4,300 per square foot, which makes it the most expensive condo in Singapore in terms of square feet.
The 33 stories Le Nouvel Ardmore condo was completed in 2014, and it comprises of 43 exclusive units each approximately 3,800 square feet. It was designed with renowned architect Jean Nouvel, and it has vast living spaces and quality interiors with the inspiration of the design drawn from the design of the Rubik’s cube.
The Nassim
Having a property in the Nassim area in Singapore is a dream of most of the affluent locals. The Nassim is a high-end condo located on Nassim Hill, and two units of The Nassim were ranked last year among the ten expensive condos in the country. One of the condos sold at S$17 million while the other sold at S$19.6 million. At the beginning of 2017, Wee Cho Yaw, the wealthiest man in Singapore, purchased 45 units at The Nassim at the cost of S$411.6 million.
The Nassim area is an exclusive location with a serene and tranquil environment, and it is near Orchard Road where there is an abundance of entertainment, amenities, lifestyle options, and dining.
Gramercy Park
This is a newly constructed freehold condo that was completed in 2016 by City Developments Limited. It is located at Grange Road and as of 2018 Gramercy Park was fully sold, making it one of the bestselling luxury condos on Singapore. The condo comprises of 174 units of two bedrooms to 5 bedroom super penthouse units of various sizes ranging from 1,184 square feet to 7,287 square feet that span across 24 stories in the Northern and Southern towers.
In July 2017 a Cambodian buyer bought a 5,533 square feet penthouse at Gramercy park for around S$17 million (S$3,073 per square foot) but this could later be dwarfed a month later by the acquisition of at, 287 square feet unit for S$ 21.86 million.
Nassim Park Residences
Nassim Park Residences is located in one of the most luxurious addresses in Singapore at Nassim Road alongside Ardmore Park. Off Orchard Road, Nassim Road is popular for some of the most expensive high-end bungalows. Nassim Park Residences is considered to have the most stylish and finest condos at Nasim Road. The condo was developed by UOL, one of the most renowned developers in the country.
Constructed in freehold property, the posh condo has 100 large size units of four and five bedrooms only. Last year a 6,932 square foot five bedroom unit was sold at S$20.8 million, making it one of the most expensive properties in the country in 2018. Nevertheless, this is not the highest price managed at Nassim Park residence as in 2012 there was a transaction of around S427.52 million.
